"The apartment looked brand new. The oven, washing machine, dishwasher and fridge have never looked this good."Oliver M.L, move-out cleaning, Google review (translated)

The checklist: what the landlord checks

At the move-out inspection, the landlord goes through the home and notes what is not in order in a move-out report. You can be charged for what is in the report. You cannot be charged for what is not.

It is the same places every time. If they are clean, most of the job is done.

It takes time to do it all yourself in the middle of a move.

Your deadlines under the Danish Rent Act

The rules are in § 187 of the Danish Rent Act. The landlord must meet the deadlines. If not, the claim for repairs lapses.

  • 12 noon on the move-out day. You must have moved out by 12 noon.
  • At least 1 week's notice. The landlord must invite you to the inspection in writing with at least 1 week's notice.
  • The inspection within 2 weeks. The inspection must be held no later than 2 weeks after the landlord learns of the move-out.
  • The report right away. The move-out report must be handed over at the inspection. If you did not attend, or will not sign, it must be sent to you no later than 2 weeks after the inspection.
  • Claims within 2 weeks. The landlord cannot make a claim once more than 2 weeks have passed since the inspection.
  • Only what is in the report. You cannot be held responsible for costs that are not in the move-out report.

The rules on inspection and report apply when the landlord rents out more than one residential flat. If you rent from a private person with only one flat, the 2-week deadline runs from the move-out day.

How to be in the strongest position at the inspection

  1. Find your move-in report and your lease. As a starting point, you do not have to hand over the home in better condition than you received it, and normal wear is not your responsibility. Your lease may say otherwise, for example about painting.
  2. Take photos of the empty, clean home. With the date on them, of every room, the oven, cupboards, bathroom and windows, just before you hand over the keys.
  3. Attend the inspection. Then you can see what is written in the report and explain yourself right away.
  4. Read the report before you sign. If you disagree with anything, write it in the report. Also remember that at least 8 days before moving out you must give the address where claims and notices can be sent (§ 186(2)). Read the guide on deposits.
